Selling Advice
By far the biggest financial decision anyone has to make in life is moving home. Norman Morrow & Co have built up a reputation over the years as the Estate Agents you can trust to look after your best interests in what can be a very stressful time.
We have set out below some very important steps to be taken when selling property.
Valuation of your home
The first thing to be considered is getting a proper market appraisal of your home. This is most important and should only be carried out by professional people who know the local market and who can be trusted to give an accurate valuation. This very important information should then be passed to your Financial Advisor or Mortgage Lender who will be able to advise on the maximum amount you can borrow for your next purchase.
At the first visit we would advise if there are any improvements we feel should be carried out that would help prospective purchasers envisage themselves living in your home. ie. decor, tidy the garden, get rid of clutter etc.
Helpful Hints:
- Light scented candles
- Aroma from the coffee pot
- Baking tray with almond essence in a warm oven
- Fresh flowers
- It is also good to have the lawns cut and gardens tidy.
Remember: first impressions may sell your home!
Marketing
When instructions are given to market the property we prepare a sales brochure and take photographs both externally and internally. We then erect our professionally designed "For Sale Board" at the property. This should all be done within 24 hours. Every care is taken to maximise the exposure of the property.
Your home will be featured on our website and also at www.propertynews.com, and also in the Property News monthly magazine, with a photograph added to our window display. We'll also inform prospective purchasers on our comprehensive mailing list.
Viewers/Offers
We prefer that all viewings be arranged through the office so that details are recorded such as status of viewers (ie first time buyer, house to sell first etc). Contact can then be made next day and feedback passed back to the vendors.
Offers are also recorded and vendors notified both by telephone and by letter.
When a sale is agreed we contact solicitors for both vendors and purchasers giving them full details of the transaction.
Conveyance
Solicitors and Financial Institutions (if a mortgage is required) are frequently contacted on both sides until all paperwork is in place and contracts are signed. During this period both purchasers and vendors are kept up to date.
